A twin-city market built on builder handovers
Kalyan and Dombivli have grown into one continuous stretch of mid-rise apartment blocks pushing outward from the old Kalyan West core towards Titwala and the Ambernath edge, and towards Dombivli East and West on the other side of the tracks. Almost every new tower here is handed over in phases, and landscaping — entrance gardens, podium decks, common pathways — tends to be finished right at the end of that cycle, close to occupation certificate stage. That means pebble orders in this belt are rarely one-off retail purchases; they are tied to a builder's completion schedule and quoted per tonne for a defined patch of work.
Because so much of the stock is going into shared, builder-managed spaces rather than individual bungalows, specification decisions are usually made by a landscape contractor or the builder's site engineer rather than a homeowner picking colours. That shifts the conversation towards durability, ease of top-up and consistent look across a large area rather than one striking accent bed.
