Chandigarh's fast-growing overflow town
Zirakpur exists largely because Chandigarh, Mohali and Panchkula ran out of room, and the town has grown at a pace that shows in its landscaping demand: new apartment societies along VIP Road, Dhakoli and Peer Muchalla are handed over in a steady stream, and each one needs its common areas finished before residents move in. Unlike some of the older Punjab towns, there is very little legacy housing stock here to retrofit — most of the pebble demand is attached to construction that is only a few years old, or still ongoing.
This gives Zirakpur a builder-led rhythm similar to other satellite towns near big metros, where landscaping is specified by a contractor working to a drawing rather than negotiated bed by bed with individual residents.
